I'm on the verge of making an offer for my first house.
Well flat.

Looking for some helpful advice please.

Also, does anyone understand Energy Performance Certificates?
and any solicitors etc out there know anything about Tyneside Flat Agreements?

They are certificates u should get when u buy or rent a place. It indicates how energy-efficient the house is. The value on the certificate is based on an research of the home on isolation, eletricity use etc. The value is in kWh/ m³ (so the quantity of energy the house uses in an hour per m³). The higher the number the worse the houses energy condition is and thus the more ull pay for heating and electricity.

Persons selling or renting a house a required to give this with the contract for the house (since 2008). A certificate is valid for ten years (in belgium) So make sure to check the date and see if it still is valid, otherwise ur screwed (A new one could cost 250€ for an excisting house and 500€ for a new one, not sure if u would have to pay for that or the landlord) There should also be suggestions of improvements that could be made to the house on there (for example: laying isolation in certain rooms, getting a better boiler)And thats all i know, don't know if thats what u were looking for.

i have indeed sorted the mortgage. had an offer accepted last monday and just finishing the last bits of my mortgage stuff tomorrow.
i used an advisor, why
